By that we mean, that you would have plenty of time to: carefully examine the site - several times if needed; develop detailed bids; hold a competitive bidding process; select the right contractor; and have the building fixed.

But we don't operate in a perfect world. Sometimes an owner must have a building repaired FAST to keep a business viable.

Let's say it's an apartment building that suffered extensive damage to its lobby, but not the rest of the structure. The building must remain open for tenants while the lobby is repaired. The owner may decide to start reconstruction immediately, defining the full scope of the job on an "as you go" basis.

In these instances, YA has a solution - our clerk of the works services. When you hire us for this oversight role, our professionals will:

  • Be onsite as often as needed to ensure the project is managed properly, based on long-time construction and renovation experience.

  • Quickly and expertly evaluate "change orders," helping owners and insurance companies make swift decisions so work is not delayed. And, we'll get decisions and change orders in writing to avoid potential misunderstandings.
